The Borough of Hackney has the unfortunate claim to being of the most deprived areas in Western Europe, let alone the nations capital. That comes, despite it's central location just North-East of the City of London.

A borough of some 202,824 people, made up of 59% White, 25% Black, and 9% Asian. Around 66% of the residents of Hackney were born in the UK.

A depressed and rather grimy area certainly has something to look forward to. The much anticipated 2012 Olympic Games will bring much needed investment to the East of the borough. Property prices are rising as investors are looking to capitalise on the regeneration, and transport links that are being built.

Dalston
It would be difficult to be excited about Dalston in the past, but things could be about to change. The proposed, and much anticipated new tube station, the first for the borough, would bring in much needed investment. In fact, hundreds of new flats and shops are planned, should the station be built. The proposed flats would certainly give a boost to the rental property market in this area.

Despite the rows of Victorians terraces, council slums are never far away. The area may finally be on the way up, but there are better areas in which to rent property in this borough, at the present time.

Hackney Wick An area that helps to keep this borough at the bottom of the pile. Council houses are plentiful, a place for those on very low income. The 2012 Games should give this area a much needed boost.

Shoreditch
If you're looking for smart warehouse converted loft apartments, Shoreditch has plenty. Unfortunately, council flats are never far away. Rental prices vary massively between private and council.

Stoke Newington
Has recently established itself as the most desirable place in the borough, tucked away to the North-West bordering Islington, Stoke Newington doesn't suffer from the council estate tower block problem. Loft apartments and flat conversions can be found for rent.

Victoria Park
Has some of the boroughs best homes, especially the surviving Georgian and early Victorian properties. Conversions are the order of the day, with studios and flats available to rent, but at generally higher prices than other parts of Hackney.
