Another one of London's rather scruffy boroughs, Lambeth suffers from high levels of both crime and poverty. The usual mix of council flats and Victorian homes can be found here.

Lambeth borough stretches 7 miles, from the Thames in the North, to the border of Croydon in the South. Densely populated, home to some 266,169 people, with a large community of Black Caribbeans.

It's inner city location and good transport links, have made prospective tenants sit up and take notice of this deprived area. If you can put up with the noise and rather grim buildings, the north of the borough has a large selection of flats available on the rental market. The southern areas are more suburban around West Norwood, where you will find larger Victorian terrace housing.

Brixton
A rather troubled past has given way to a more certain future. Brixton has become quite trendy, but not to the extent of the more expensive, Clapham.

Despite the upturn, you could never describe it as a desirable place to live. Many would still consider it to be too scruffy to warrant the rental prices currently being asked. Brixton tube station makes the West End easily accessible.

Clapham Without doubt, the most desirable area in this borough. Fashionable and trendy, with good shops, transport links, and a good stock of spacious Victorian town houses. Conversions dominate the rental market here.

Kennington
A real mixture of homes can be found in this area. The Georgian town houses and Victorian terraces are fairly desirable, though council blocks are never far away.

Streatham
Once noted has having the scruffiest high street in the country, Streatham is now on the up. Lofty values in near by Wandsworth have focused the attention of the young professionals, who prefer to rent. However, the lack of a tube station and busy roads are a drawback, which may hold this area back.
